Approval for construction at Union Landing

Union City Planning Commission recommended approval for construction of an approximately 17,279 sq. ft. building on the vacant pad site between Best Buy and Babies R' Us at Union Landing at its December 3 meeting. Pappas Union City, L.P is the applicant. "The Wedge", as it is affectionately known, is located at 31300 Courthouse Drive. This is Pappas Union City's second application; the first was made in 2008 after Petsmart decided not to build on the site. Approvals are about to expire.

The applicant cannot begin construction until a likely tenant is found. There will be a two-year window to build. This includes one year of construction with a one year extension, if needed. The company is likely to retain ownership of the property and lease to a prospective tenant, rather than sell the property.

Elevations proposed in the applicant's request were approved. Requirements are 100 ft. maximum, while the applicant's are 40 ft. to the top of entry. Those plans were submitted to the city.

Conditions of approval include, but are not limited to, one tenant space only, no restaurants, addition of landscaping to the parking lot, bicycle parking and textured stucco and plaster finish. The curb on the service drive also needs modification since it currently interferes with the ability of delivery trucks to safely pass through the area. All the proposed specifications meet or exceed the conditions of approval; for instance, the building has 93 parking spaces, while the requirement is only 85.

The new building will match Best Buy's lighting scheme and continue the faux stone pattern near the bottom of Babies R' Us. An additional condition of approval is the inclusion of more scoring and three dimensional columns on the front elevation. This would integrate the faŤade with neighboring stores.
